JVC is one of the most affordable new-build areas in Dubai, which is exactly why studios and one-bedrooms here book out. The price you see in the listings is the real, live rate for your selected dates with no hidden fees.

Compact but genuinely well-designed: a proper sleeping area, full kitchen (hob, fridge, microwave, cookware), a smart bathroom, usually a balcony behind Binghatti's signature interlaced facade, and access to the building's pool and gym. They suit couples, solo travellers and remote workers — if you need more space, our one and two-bedroom units and the Hameni penthouse step up from there.

Standard check-in is from 3:00 PM and check-out is by 11:00 AM. Early check-in or late check-out is often possible — just ask when you reserve and we'll do our best to accommodate based on the calendar.

Every stay is fully furnished with a full kitchen (hob, fridge, kettle, microwave, cookware), complimentary high-speed Wi-Fi, air conditioning, fresh linen and towels and a professional clean before arrival. Most buildings also include a shared pool, gym and 24-hour reception, and utilities are included in the rate.

Yes — nearly all of our JVC apartments come with one allocated covered bay in the tower car park, and JVC's streets also have free public parking that's far easier to find than in the Marina or Downtown. Arriving with two cars? Mention it and we'll advise for your specific building.

It helps, but it isn't essential. Ride-hailing (Careem/Uber) arrives in minutes and is inexpensive, RTA feeder buses serve the community, and taxis to the Marina run around AED 30-40. There's no Metro station inside JVC yet — Mall of the Emirates is the nearest Red Line stop, about fifteen minutes away. If you do rent a car, the two ring roads make JVC one of the best-connected bases in Dubai.

Very — it's designed as a family community. More than 30 parks with playgrounds and jogging loops, nurseries and schools inside the circle, Circle Mall for the weekly shop and cinema, and gated towers with 24-hour security. Our one and two-bedroom units fit families comfortably, and the four-bedroom Hameni penthouse suits larger groups.

About twenty minutes by car to JBR Beach — Dubai's big free public beach with lifeguards, sunbeds and The Walk's cafés — and a similar run to the Palm Jumeirah beach clubs. Beach mornings from JVC are entirely realistic; you just won't stroll there on foot.

More than you'd guess: Dubai Miracle Garden and the Butterfly Garden are ten minutes away, the Autodrome and Kartdrome about eight, Global Village fifteen (in season), Mall of the Emirates with Ski Dubai fifteen, and Dubai Sports City next door for golf at The Els Club and cricket at the stadium. Downtown and the Burj Khalifa are roughly twenty minutes up Al Khail Road.

October to April is peak Dubai — warm days, cool evenings, and the seasonal attractions near JVC (Miracle Garden, Global Village) in full swing. May to September is hot but excellent value: the building pools and Circle Mall cover the daytime, and evenings in the parks are pleasant again by October.

Both are about half an hour: Dubai International (DXB) is roughly 30 km north-east, Al Maktoum (DWC) about 28 km south-west. JVC's position between the two ring roads means you rarely touch city traffic in either direction.
